Georgia is one of the best states in the country to be a disabled veteran buying a house, because the homestead exemption is large enough to wipe out the property tax bill on a typical home, and one of the easier ones to plan for, because a single loan limit covers all 159 counties.
I am licensed in Georgia and I work with buyers from Metro Atlanta to Savannah, Columbus and Valdosta. Below you get the answer first, then the VA rule behind it, with a clear line between what VA requires and what one lender decided to add on top.

What is a VA loan, in plain English?
A VA loan is an ordinary mortgage from an ordinary lender. The Department of Veterans Affairs guarantees part of it, the lender takes less risk, and you get terms nothing else matches.
- No down payment with full entitlement.
- No monthly mortgage insurance, which is usually what makes a VA payment beat FHA at the same price in Metro Atlanta.
- A one-time funding fee of 2.15 percent on a first use with nothing down, financeable, and waived entirely if you receive VA compensation.
- Residual income underwriting, which counts the dollars left in your budget instead of only a ratio.
- Reusable entitlement and an assumable loan.
VA HANDBOOK EXCERPT
“The following persons are exempt from paying the funding fee: Veterans receiving VA compensation for service-connected disabilities.”
If you draw VA compensation, nobody should be quoting you a funding fee. On a $360,000 Georgia loan at the 2.15 percent first-use rate that is about $7,740 that never gets financed. The exemption also covers veterans entitled to compensation but for retirement pay, those with a pre-discharge rating, and certain surviving spouses.
What does a VA loan actually get you in Georgia?
It gets you a house at a price that still works. Georgia’s year-to-date median sale price was $360,000 through June 2026, up just 0.3 percent from a year earlier, with an average of $449,292, according to Georgia REALTORS. Flat prices and normal inventory mean sellers negotiate again, which on a VA loan means concessions.
The limit picture is simple: all 159 Georgia counties sit at the 2026 baseline of $832,750, from Fannin County to Chatham. There is no high-cost carve-out for Buckhead or the coast, and with full entitlement that number is not a cap on you at all, it is only the input to the guaranty calculation on partial entitlement.
What Georgia veterans usually get wrong before they call me
- They do not know the disabled veteran exemption can zero out the tax bill on an average Georgia house, which changes what they qualify for.
- They forget the intangible recording tax, which is real money on a Georgia purchase.
- They assume a closing attorney is optional here. It is not.
- They skip Georgia Dream because they have owned a home before, without knowing the veteran version waives the first-time requirement.
Do disabled veterans get a property tax break in Georgia?
Yes, and it is one of the largest in the country once you understand how Georgia assesses property.
Georgia law, verified against Department of Revenue guidance
- The disabled veteran homestead exemption shields $126,526 of assessed value for tax year 2026 from all ad valorem tax: state, county, municipal and school.
- Georgia assesses homes at 40 percent of fair market value, so that exemption can zero out the property tax bill on a home worth roughly $316,000 or less.
- If you see $121,812 quoted somewhere, that is the 2025 amount. The Department of Revenue set the 2026 figure at $126,526 in a memorandum to county tax officials dated December 31, 2025.
- You qualify at 100 percent totally disabled, at the 100 percent rate for individual unemployability, or with a statutory award for loss or permanent loss of use of a hand, foot or eyesight. No income test, no age test.
- File the LGS-Homestead application with your county by April 1, and you must have owned and occupied the home on January 1 of that tax year.
- An unremarried surviving spouse or minor children can keep it while they occupy the home.

Here is what that does to your loan. On a $300,000 house in a county with a typical millage, a qualifying veteran can see the property tax line in the monthly payment drop to almost nothing. That is often $250 to $400 a month of qualifying power. The catch is the January 1 rule: buy in May 2026 and the exemption cannot apply until the 2027 tax year, so your first year of escrow is built on the full bill. The Georgia walkthrough has the forms and the county filing detail.
What do Georgia closing costs actually look like?
Georgia is an attorney closing state, so a licensed Georgia attorney conducts the closing. Beyond that there are two taxes people forget, and one of them lands on the buyer.
- Intangible recording tax of $1.50 per $500 of the loan amount, paid when the security deed is recorded. On a $360,000 loan that is about $1,080 and it is customarily a buyer cost. It is capped at $25,000.
- Real estate transfer tax of $1 per $1,000 of consideration, customarily paid by the seller.
- The VA 1 percent lender fee ceiling, which caps lender-side charges no matter what they are named.
- Prepaids and the tax escrow, which is where a pending homestead exemption matters.
- Seller concessions of up to 4 percent of reasonable value. In a flat Georgia market that is the most effective way to get a zero-down buyer to the table with almost no cash.
Are there Georgia programs you can pair with a VA loan?
Georgia has a state program with a veteran track. The Georgia Dream program run by the Department of Community Affairs targets veterans, active military and spouses on that track and does not hold the first-time homebuyer requirement against you. The Georgia Dream tracks carry their own sales price ceilings, in the $400,000 to $500,000 range at the time I checked, plus income limits.
My honest read: your VA loan already has no down payment, and the state layer adds income caps, price ceilings and program overlays. For a Georgia buyer facing the intangible recording tax and an attorney closing, seller concessions of up to 4 percent of reasonable value are usually the faster route to the same place. I price the plain VA loan against the program version rather than assuming.
What if you are buying near Fort Stewart, Fort Moore or Robins?
Then you are in the state’s densest VA lending markets. Georgia holds Fort Stewart and Hunter Army Airfield near Savannah, Fort Moore at Columbus, Fort Eisenhower at Augusta, Robins Air Force Base near Warner Robins, Moody Air Force Base at Valdosta, Naval Submarine Base Kings Bay and Dobbins Air Reserve Base in Marietta.
- PCS orders support occupancy intent, so you can buy before you report as long as you are moving in.
- BAH counts as qualifying income when documented and expected to continue.
- Resale depth differs sharply. Savannah, Augusta and the Atlanta side of the state move. Hinesville and Valdosta are thinner, so buy something the next family also wants and remember your loan is assumable.
Story time: a plan with a date on it

Eighteen months past a bankruptcy, with a contract already signed.
The problem. The buyers were under contract, but their bankruptcy was only about 18 months behind them and the program they were using wants two years. That is not a scoring question, it is a rule.
What I did. I asked for an exception in writing and made the case with the file’s strengths. The lender said no. So rather than let the contract die quietly, I moved straight to programs that can look at a file this recent.
How it ended. The exception was denied and the search moved to alternative financing. No approval was promised to anyone in the meantime.
Ask for the exception, but have the plan B open before the answer comes back.

Why does residual income matter more than your debt ratio?
Because residual income decides the close ones. It is what is left every month after the mortgage, taxes, insurance, HOA dues, your debts, estimated income tax and a maintenance figure the underwriter calculates from the size of the house. Georgia sits in VA’s South region.
| Family size (South region) | Residual income required |
|---|---|
| 1 | $441 |
| 2 | $738 |
| 3 | $889 |
| 4 | $1,003 |
| 5 | $1,039 |
VA Pamphlet 26-7, Chapter 4, Table 10 (loan amounts of $80,000 and above) and Table 11 (regions). Add $80 for each family member above five, up to seven. VA’s own handbook example uses a Georgia family.
VA HANDBOOK EXCERPT
“It is a guide and, as an underwriting factor, it is secondary to the residual income. It should not automatically trigger approval or rejection of a loan.”
A debt ratio over 41 percent is not a denial on a VA loan, it is a documentation requirement, and strong residual income is the compensating factor underwriters write down most often. This is why a Georgia file with a homestead exemption in place can clear when the same file without it does not.

What will the VA appraiser catch in a Georgia house?
The VA appraisal is a value opinion plus a minimum property requirements review, not a home inspection. In Georgia the recurring items are these:
- A wood-destroying insect report. Georgia is on VA’s statewide list, so the termite letter is required and active infestation or damage has to be addressed.
- Crawl space moisture, fungus and rot, which is what the humidity does to older houses here.
- Peeling paint on pre-1978 homes, treated as a lead hazard.
- Wells and septic systems outside the metro areas, with recorded agreements where a well is shared.
- Roof life, which drives both the appraisal and the insurance quote.
VA HANDBOOK EXCERPT
“The appraiser must be familiar with the minimum distance requirements between private wells and sources of pollution.”
On rural Georgia property this is the item that slows things down. The appraiser does not measure the distances, but the file has to show the water and septic arrangements are acceptable, and a shared well needs a recorded agreement covering maintenance and access.

What if credit, a bankruptcy or a foreclosure is the real problem?
Then start here: VA sets no minimum credit score. Lenders set their own floors, they disagree with each other, and a denial usually tells you more about the lender than about you.
VA HANDBOOK EXCERPT
“In circumstances not involving bankruptcy, satisfactory credit is generally considered to be re-established after the borrower(s), have made satisfactory payments for 12 months after the date the last derogatory credit item was satisfied.”
Not 12 months with no late payments ever. Twelve months of satisfactory payments counted from when the last bad item was resolved, which is why paying off an old collection today can restart a clock you had nearly finished. Ask before you pay anything.

Story time: from my pipeline

The collections looked new. The debts underneath them were years old.
The problem. A veteran applied and his report showed collection accounts that looked recent. Recent derogatory activity is a real problem on a VA file, so on paper this looked like a stop sign.
What I did. I did not take the report at face value. Collection agencies buy and resell these debts, and the date that shows up is often the date the current agency took it over, not the date the borrower actually fell behind. I sent him a screenshot of the accounts and asked him what each one was. It turned out two of the entries were the same telecom debt showing twice, and both of those, plus the credit card entries, traced back two to three years, one of them opened by an ex.
How it ended. The real question became documenting the actual dates so an underwriter could see the twelve month picture. The file is still working.
The date on a collection is a reporting date, not a confession. Before you accept a denial based on a recent collection, find out when the borrower actually stopped paying.

Georgia specifics that change a credit answer
- Georgia uses non-judicial power of sale foreclosure, advertised for four weeks with sales on the first Tuesday of the month, so the process is fast. VA disregards a foreclosure finalized more than two years before closing, and the foreclosure sale date is the one that counts.
- Georgia is not a community property state, so a non-borrowing spouse’s debts stay out of your ratio.
- Medical collections that never became a judgment or lien can be disregarded entirely.
- After a Chapter 7, VA looks for two years from discharge to closing. A Chapter 13 can work during the plan after 12 months of satisfactory payments with trustee approval.
Where to go next, depending on what is on the report:
- Bad credit VA loans in Georgia for what a 500, 550, 580 or 620 score actually does to a Georgia file.
- Manual underwriting in Georgia when an automated system returns a Refer, which is where most low-score files get approved.
- VA loans after a bankruptcy in Georgia and after a foreclosure in Georgia for the seasoning dates and re-established credit.
- VA renovation loans in Georgia if the house itself is the problem.
- The Georgia disabled veteran property tax exemption with the county filing detail.
What if the Georgia house you want needs work?
Then you have three paths: seller repairs before closing, VA renovation financing after closing, or a repair escrow for a short list of postponed exterior items.
VA HANDBOOK EXCERPT
“The alterations and repairs must be those ordinarily found on similar property of comparable value in the community.”
That is VA’s test for eligible work. A roof, HVAC, wiring, windows, a kitchen, a bath, flooring and accessibility work on an ordinary Georgia house all pass it easily. A pool does not.
Source: VA Lender’s Handbook (Pamphlet 26-7) – Chapter 7: Loans Requiring Special Underwriting, Topic 4
In practice the Georgia renovation file is usually an older intown Atlanta, Macon or Augusta house where the price is right and the systems are original. The Georgia renovation page has the as-completed value math and the current lender overlays with dates.
Georgia VA loan questions I get every week
Is the VA loan limit different in Atlanta or Savannah?
No. All 159 counties are at $832,750 for 2026, and with full entitlement there is no VA maximum at all.
Will the disabled veteran exemption really zero out my tax bill?
On a home worth roughly $316,000 or less it often does, because Georgia assesses at 40 percent of value and the 2026 exemption is $126,526 of assessed value. Above that it reduces the bill rather than erasing it.
Do I need an attorney to close in Georgia?
Yes. Georgia residential closings are conducted by a licensed attorney.
What is the intangible tax and do I pay it?
It is a recording tax of $1.50 per $500 of the loan amount, charged when your security deed is recorded, and it is customarily a buyer cost. Budget for it.
Can VA disability income be used to qualify?
Yes. It is stable, documented and tax-free, it can be grossed up for the ratio, and it removes the funding fee.
Which parts of Georgia do you work in?
All of it, from Metro Atlanta to Columbus, Augusta, Macon, Savannah, Warner Robins and Valdosta.
How do you start a Georgia VA loan with me?
Take the quiz. Thirty seconds, no credit pull, and it gives me enough to say something useful instead of something generic. I answer these myself.
What I will ask you
- Which county you are buying in, because millage rates and exemption processing vary.
- Whether you receive VA compensation, because that removes the funding fee and may eliminate your property tax.
- Whether you have used your entitlement before, and what happened to that house.
- Your family size, because that sets the residual income line.
- Whether anyone has already told you no, and exactly what they said.
