I honestly don’t know if we would be sitting in our new home today without Carlos and Pam.

The last couple of years brought a lot of instability to our family because of circumstances and medical challenges we never expected. Along the way, our once excellent credit ended up with some blemishes, and when we decided we needed to sell our home and make a fresh start, we truly didn’t know if buying another house would even be possible.

We talked to lenders and brokers who essentially told us no.

Then we found Carlos.

From the very beginning, we were completely transparent with him about everything. Instead of immediately telling us it couldn’t be done, he said, “Let me see what I can do.”

And he did.

I kept giving him information. He kept looking at options, talking with lenders, and figuring out what might work for our situation. Eventually, he found a lender willing to give us a chance.

He was also very clear with us: there were no guarantees. Everything still had to make it through underwriting.

But he told us, “I’ll fight like hell for you.”

And he did.

Carlos and his processor, Pam, were absolute rock stars through this entire process. Our loan required a lot of documentation and there were plenty of moving pieces, but they stayed on top of everything from beginning to end.

Pam was incredibly kind, encouraging, patient, and supportive. She explained things when we didn’t understand them, helped us navigate every request, and somehow managed to make a stressful process feel a little less overwhelming.

Carlos advocated for us, explained our options, solved problems, and kept pushing things forward. He’s also incredibly knowledgeable about technology and has built processes that make communication and documentation so much easier than what we’ve experienced elsewhere.

And today, we closed on our dream house.

We never expected to have to sell the home where we raised our son. Life changed our plans, and eventually we realized our family needed a new beginning.

This house represents that for us.

I will always be grateful to the people who looked at our entire situation instead of reducing us to a credit score.

When the time comes for us to refinance, Carlos and Pam will be the first people we call.

If you’re looking for a home loan, especially if your situation isn’t perfectly straightforward, I cannot recommend this team enough. Carlos specializes in VA loans but works with multiple loan products and lenders, and I wouldn’t hesitate to send someone I care about to him.

Sometimes you just need someone willing to look for the path instead of immediately telling you there isn’t one.

To say that I've been searching for someone to help me do a 100% cash out VA loan for 3 years may seem like a stretch to some people. But it's true. Sometimes not giving up is worth the wait. Carlos is the best of the best especially for a first time home buyer I’d recommend him and his team to anyone and everyone the whole entire process was so quick and any questions or concerns were addressed immediately in my opinion he’s probably one of the best in the business maybe even the country you will not be disappointed.
