Colorado is the state where the county you buy in changes almost everything about a VA loan: the loan limit, whether a termite report is required, what the insurance costs, and whether a metro district is about to double your property tax line.

I am licensed in Colorado and I work with buyers from Colorado Springs and the Front Range to the Western Slope. Below you get the answer first, then the VA rule behind it, with a clear line between what VA requires and what one lender decided to add.

What is a VA loan, in plain English?

A VA loan is a regular mortgage from a regular lender, with the Department of Veterans Affairs guaranteeing part of it. That is what pays for the terms.

  • No down payment with full entitlement, which in a Front Range market is usually the entire obstacle.
  • No monthly mortgage insurance, ever.
  • A one-time funding fee of 2.15 percent on a first use with nothing down, financeable, and waived if you receive VA compensation.
  • Residual income underwriting instead of ratios alone.
  • Reusable entitlement and an assumable loan, which matters in a state full of people who arrive on orders and stay.

If you draw VA compensation, nobody should be quoting you a funding fee. On a $550,000 Colorado loan at the 2.15 percent first-use rate, that is about $11,825 that never gets financed. The exemption also covers veterans entitled to compensation but for retirement pay, those with a pre-discharge rating, and certain surviving spouses.

What does a VA loan actually get you in Colorado?

It gets you into a market that has finally slowed down enough to negotiate in. In August 2026 closed sales were down 11.3 percent statewide and 14.3 percent across the seven-county Denver metro, with prices and inventory holding relatively stable, according to the Colorado Association of REALTORS. Fewer competing buyers means seller concessions are back on the table, and on a VA loan concessions of up to 4 percent of reasonable value are how a zero-down purchase becomes a low-cash purchase.

What Colorado veterans usually get wrong before they call me

  • They look up one Colorado loan limit. There are five different ones depending on the county.
  • They price the payment off the listing’s tax figure and miss the metro district mill levy on a newer subdivision.
  • They wait until the last week to shop insurance on a wildfire or hail exposed property.
  • They assume the disabled veteran exemption applies the year they buy. It does not.

Is there a VA loan limit in Colorado?

Only if you are on partial entitlement. With full entitlement VA sets no maximum, and your lender caps you on income, credit and appraised value. The county conforming limit is the input to the guaranty math when you already have a VA loan out or had a prior VA loss, and Colorado has more variation than almost any state.

Read it the right way. A Colorado Springs buyer with full entitlement is not capped at $832,750, and a Summit County buyer on partial entitlement has about $260,000 more guaranty room than the same borrower in El Paso County. Do disabled veterans get a property tax break in Colorado?

Yes, and Colorado’s is a percentage exemption with a cap that has not moved since 2007, so it is worth less every year that home values rise.

Colorado law, verified against the statute and Division of Property Taxation guidance

  • The exemption removes 50 percent of the first $200,000 of actual value. On any home worth $200,000 or more, that is $100,000 of value that is never taxed.
  • You need a 100 percent permanent service-connected rating, or individual unemployability. IU only became a qualifying path for tax years starting in 2025, after voters approved Amendment G, so older articles are wrong on this point.
  • No income test and no age requirement. That is the senior exemption, which is different.
  • File with your county assessor between January 1 and July 1. A late filing is accepted through August 1 but gives up your appeal rights.
  • Eligibility is set by who owns and occupies on January 1, so buying in 2026 means the 2027 tax year is the earliest you can claim.

Why is your Colorado property tax bill higher than the listing says?

Because in Colorado a large share of newer subdivisions sit inside a metropolitan district, a special taxing entity created to finance the streets, water and parks the developer built. Its mill levy is on top of your normal county and school mills, it is collected on the same tax bill, and it can add a meaningful amount to your monthly escrow.

  • Two houses on opposite sides of the same road can carry very different total mill levies. The listing rarely explains why.
  • Underwriting uses the actual tax bill for the property, so a metro district changes what you qualify for, not just what you pay.
  • Ask for the property’s total mill levy and the district’s disclosure before you write an offer. Send them to me and I will requote the payment the same day.

This is not a VA rule and there is nothing wrong with buying in a district. It is just the single most common reason a Colorado payment estimate turns out to be wrong.

A home equity line that kept reporting the wrong thing.

The problem. A borrower’s credit report showed a home equity line reporting in a way that did not match reality, and that reporting was doing real damage to the file heading into a purchase.

What I did. Rather than argue with the score, we went after the reporting itself with the statements and payment history that show what actually happened, and documented the dispute properly for the file.

How it ended. The correction is in progress. The purchase timeline is being built around it rather than in spite of it.

Wrong data on a credit report is fixable. It is just slower than anyone wants it to be.

Can homeowners insurance stop a Colorado VA loan?

It can, and Colorado is now one of the most expensive homeowners insurance markets in the country, mainly because of hail rather than the wildfire coverage people expect. Premiums have risen sharply over the past decade, and in the foothills and mountain counties some carriers will not write at all.

  • A lender cannot fund without bound coverage that meets the requirement, so the quote is part of the loan, not an afterthought.
  • Shop it in the first week under contract. On a wildfire-exposed property the premium can move your qualifying payment enough to matter.
  • Older roofs are the other trap. Some carriers will not insure a roof past a certain age, and that can turn into a repair negotiation with the seller.

Why does residual income matter more than your debt ratio?

Because residual income decides borderline files. It is what is left every month after the mortgage, taxes, insurance, HOA dues, your debts, estimated income tax and a maintenance figure based on the size of the house. Colorado sits in VA’s West region, which carries the highest requirements in the country.

A debt ratio over 41 percent is not a denial on a VA loan, it is a documentation requirement. Residual income that clears the table comfortably is the compensating factor underwriters write down, and in Colorado the things that quietly eat it are HOA dues, metro district taxes and insurance.

The divorce papers did not say what underwriting needed them to say.

The problem. The settlement agreement handed the house to the ex, but it never said the borrower was held harmless on the mortgage. Without that language, the payment stays in his debt-to-income ratio and in his VA residual income, which pushed him out of qualifying range.

What I did. First I told him the truth, including that we might need an addendum to the divorce agreement, which is slow and not fully in his control. Then I restructured the file and ran it through automated underwriting to see whether it could stand on its own with the payment counted.

How it ended. It passed automated underwriting with the payment included, so no divorce amendment was needed. His pre-approval letter went out the same day.

A decree can move who pays. It only moves the underwriting math if it says the right words.

What if you are buying near Fort Carson, Peterson or Buckley?

Then you are buying in the busiest VA lending corridor in the state. Colorado holds Fort Carson, Peterson Space Force Base, Schriever Space Force Base, Buckley Space Force Base, the United States Air Force Academy and Cheyenne Mountain.

  • PCS orders support occupancy intent, so you can buy before you report as long as you are moving in.
  • BAH counts as qualifying income when documented and expected to continue.
  • El Paso County sits at the baseline limit while Denver-area counties sit at $862,500, which matters if you are on partial entitlement and choosing between Colorado Springs and Aurora.

What will the VA appraiser catch in a Colorado house?

The VA appraisal is a value opinion plus a minimum property requirements review, not a home inspection. What shows up in Colorado:

  • Wood-destroying insect reports are county specific here. Colorado is not a statewide requirement state. VA requires the report only in listed counties, which include Arapahoe, Douglas, Elbert, El Paso, Park, Pueblo, Summit, Teller, La Plata and several dozen more. Check the county before you assume you do or do not need one.
  • Roof condition and hail damage, which drive both the appraisal and the insurance quote.
  • Wells and septic systems on foothill and rural acreage, with recorded agreements required where a well is shared.
  • Peeling paint on pre-1978 homes in older Denver, Pueblo and Colorado Springs neighborhoods.
  • Heat source adequacy at altitude, where a wood stove as the only source of heat raises questions.

On Colorado acreage this is the item that runs the clock. The appraiser is not measuring distances, but the file has to show the water and septic arrangements are acceptable, and a shared well needs a recorded agreement covering maintenance and access.

Are there Colorado programs you can pair with a VA loan?

CHFA, the Colorado Housing and Finance Authority, runs state first mortgage programs that VA loans can be run through. Income and purchase price limits vary by county and change during the year.

My honest read: your VA loan already asks you for nothing down, so a CHFA layer mostly adds an income cap and an extra set of program rules. In the slower Colorado market I am seeing right now, a seller concession usually wins by more, with less paperwork. I will run the comparison rather than guess.

What if credit, a bankruptcy or a foreclosure is the real problem?

Then start here: VA does not set a minimum credit score. Lenders do, and those floors are overlays, not rules.

“In circumstances not involving bankruptcy, satisfactory credit is generally considered to be re-established after the borrower(s), have made satisfactory payments for 12 months after the date the last derogatory credit item was satisfied.”

Not 12 months with no late payments ever. Twelve months of satisfactory payments counted from when the last bad item was resolved, which is why paying off an old collection today can restart a clock you had nearly finished.

Colorado specifics that change a credit answer

  • Colorado runs foreclosures through the public trustee, a system unique to this state. VA disregards a foreclosure finalized more than two years before closing, and the date that counts is the completed trustee’s sale.
  • Colorado is not a community property state, so a non-borrowing spouse’s debts stay out of your ratio.
  • Medical collections that never became a judgment or lien can be disregarded entirely.
  • After a Chapter 7, VA looks for two years from discharge to closing. A Chapter 13 can work during the plan after 12 months of satisfactory payments with trustee approval.

What do Colorado closing costs actually look like?

Light on government fees, heavier on prepaids. Colorado has no statewide real estate transfer tax. What you do see:

  • A documentary fee of one cent per $100 of consideration on recorded deeds, which is small.
  • Local transfer taxes in a handful of mountain towns that were grandfathered in, including Aspen, Vail, Breckenridge and Telluride. Check before you budget for a resort-area purchase.
  • Title and closing charges, since Colorado closes through title companies rather than attorneys.
  • The VA 1 percent lender fee ceiling, which caps lender-side charges whatever they are called.
  • Prepaids, which here means insurance plus a tax escrow that has to reflect any metro district mill levy.

What if the Colorado house you want needs work?

Then you have three paths: seller repairs before closing, VA renovation financing after closing, or a repair escrow for a short list of postponed exterior items, which in Colorado usually means work that cannot be done until the ground thaws.

That is VA’s test for eligible work. A roof, a furnace, wiring, windows, a kitchen, a bath and accessibility work on an ordinary Colorado house all pass it.

Winter timing is the Colorado wrinkle. One lender may give you 120 days to complete the work and another six months, and a roof scheduled for February is a different risk from one scheduled for June. Denver-area counties are at $862,500 for 2026 and El Paso County is at the $832,750 baseline, but with full entitlement neither number caps you.

Do I need a termite inspection for a VA loan in Colorado?

It depends on the county. Colorado is on VA’s county-by-county list rather than the statewide list, so ask before you assume either way.

Does the disabled veteran exemption help me qualify?

Once it applies, yes, because a lower tax bill means a smaller escrow line. It cannot apply to a year you did not own the home on January 1.

Can VA disability income be used to qualify?

Yes. It is stable, documented and tax-free, it can be grossed up for the ratio, and it removes the funding fee.

How long does a VA purchase take to close in Colorado?

Thirty to 45 days is normal. Insurance shopping, well and septic paperwork and appraisal repairs are what stretch it.
