The marijuana industry is one of the trickiest areas of home financing.
Medical marijuana is legal in Arkansas under Amendment 98, with 36 dispensaries open around the state. Recreational marijuana is not legal. Federally, marijuana dispensed under a state issued medical license moved from Schedule I to Schedule III on April 28, 2026, so it is no longer banned outright, though it remains a controlled substance and businesses need DEA registration.
Sadly, because of this, most banks will turn down anyone working in the marijuana industry.
The great news is it is possible for cannabis industry workers to get approved for a home loan.

Separate from the income question, and easy to miss: Arkansas’s disabled veteran property tax exemption is a 100 percent exemption with no dollar cap for a veteran rated 100 percent total and permanent, or paid special monthly compensation for loss of a limb or sight. You file it with your county assessor and it has nothing to do with how you earn your money.
Unfortunately, many banks are overly conservative and turning down CBD-related income. However, the great news is CBD income is allowed on all programs, including VA, FHA, Conventional, USDA, and Non QM. You will need to find a flexible mortgage broker that can connect you with a lender that can approve CBD related income.
As a W2 employee of a marijuana dispensary in Arkansas, you can get approved for a Conventional or Non– QM mortgage loan. Unfortunately, VA and FHA mortgages are not available for dispensary workers.
Unfortunately, if you are a marijuana dispensary owner or grower in Arkansas, your options are much more limited. You cannot get any sort of traditional mortgage financing like Conventional, FHA, or VA. You can, however, get approved for a Non-QM mortgage loan. These loans include Bank Statement Mortgage loans, P and L Mortgage loans, and No Doc Mortgage loans.
