Are you looking to get a cannabis mortgage loan in Georgia?
I can help.
In Georgia, the only legal marijuana is low THC medical cannabis, sold through licensed dispensing pharmacies to registered patients. The 2026 Putting Patients First law raised the potency limits, but smokable marijuana is still illegal here. Federally, marijuana dispensed under a state issued medical license moved from Schedule I to Schedule III on April 28, 2026, so it is no longer banned outright, though it remains a controlled substance and businesses need DEA registration.
The marijuana industry is one of the trickiest areas of home financing.
The great news is it is possible for cannabis industry workers to get approved for a home loan.
Because I am a licensed Mortgage Loan Originator working through Edge Home Finance, LLC, a mortgage broker with access to 150 lenders, I am able to find mortgage companies that are ok with doing weed related mortgage financing.

Separate from the income question, and easy to miss: Georgia’s disabled veteran property tax exemption shields $126,526 of your home’s assessed value from every ad valorem tax, state, county, municipal and school, for tax year 2026. You file it with your county assessor and it has nothing to do with how you earn your money.
